The challenge: navigating Culver City's rigorous building and safety process while executing a full gut renovation—new smooth stucco siding, roof, converting the garage into a master bedroom with ensuite, updated mechanicals, and new flooring throughout.

I managed the complete transformation with my own capital at stake, coordinating structural work, finishes, and city approvals. The modern two-tone exterior and high-end kitchen became the home's signature features.

Purchased for $1.2M, sold for $1.85M. Clean execution and careful budget management delivered strong returns while creating a home buyers wanted.
